Where do you put the cars? On urban plots, parking shapes the whole design. The two main options — stilt and basement — each have clear trade-offs. Here's how to choose.

Stilt parking

A stilt is an open ground level with the home raised above it on columns. Its advantages:

  • Much cheaper than a basement
  • Naturally ventilated and lit — no pumps or fans needed
  • Bye-law-friendly and usually doesn't count toward FAR
  • Doubles as shaded outdoor space for gatherings

Basement parking

A basement keeps the ground free for landscape and gains you covered space, but it's significantly more expensive — requiring excavation, waterproofing, ventilation, and ramps. It makes sense on tight urban plots where every metre of ground is precious, or for larger buildings with many cars.

Our advice

For most homes in Khagaria and across Bihar, stilt parking is the smarter choice — cheaper, simpler, and more useful. Reserve basements for constrained urban sites where there's genuinely no alternative.
