Getting your building plan sanctioned is one of the most important — and most confusing — steps before construction. Miss a document and your file gets stuck for weeks. Here's the complete checklist we use for residential approvals in Bihar.

The core documents

Whatever your project, these documents form the foundation of every approval application:

  • Ownership document — sale deed or lease deed
  • Latest property-tax or mutation receipt
  • Site location plan (key plan)
  • Architectural drawings — site, floor, elevation, and section
  • Structural design and stability certificate
  • Architect's declaration form, signed and sealed
  • Rainwater harvesting plan
  • Parking layout drawing
  • Application form and fee receipt

When you need extra clearances

Larger or taller buildings trigger additional requirements. A soil/geotechnical report is needed for G+3 and above. Fire-service NOC is required when the building exceeds 15 metres or has a large floor area. If your plot is near an airport, AAI height clearance applies.

Our advice

Engage your architect early — most approval delays come from incomplete or inconsistent drawings. A clean, well-documented submission gets sanctioned far faster. We handle the entire liaison process for our clients, from drawings to final sanction.
